The core principle of Natadesa is to design residences with a holistic approach, encompassing building design, spatial planning, and integration with the surrounding environment and residential area.

Currently, Natadesa has a residential project called Natadesa Resort Residence, located in the Jimbawana area of Jimbaran, Bali. This project consists of a collection of units designed to blend modern luxury with Bali’s cultural heritage.

The Natadesa Apartment Project is a luxury apartment development that embraces the concepts of sustainability, livability, and modern prestige. With a modern-Balinese architectural touch, these apartments are designed to create a harmonious environment that integrates nature, culture, and urban lifestyle.

This competition serves as a platform for architectural exploration, aiming to gather innovative ideas. The organizer is not obligated to build the winning designs; however, the concepts developed may serve as valuable considerations for future planning.

This competition serves as a platform for idea contribution and appreciation of participants. Therefore, the Best Works will receive a total award of Rp 205,000,000.

  • 1st Prize: Rp 100,000,000

    • Certificate and 17 KUM points

  • 2nd Prize: Rp 50,000,000

    • Certificate and 17 KUM points

  • 3rd Prize: Rp 30,000,000

    • Certificate and 17 KUM points

  • 4rd & 5th Prize: Rp 12,500,000

    • Certificate and 17 KUM points

All participants who submit their work will receive a certificate of participation and KUM points of 000.

Emphasizing the concept of INCLUSIVITY, the jury panel consists of members from IAI National and representatives across generations, communities, and genders:

Evaluation Criteria

The jury will carefully assess submissions based on the following elements:

1. Planning & Design (25%)

  • Understanding of compliance with TOR (Terms of Reference) and applicable building regulations.

  • Incorporation of sustainability and green building principles.

2. Design Expression (45%)

  • Maximizing land potential with an efficient layout.

  • Ability to create a distinctive identity: Unique, innovative, and original.

  • Visually appealing design that accommodates user activities while ensuring comfort.

3. Buildability Aspects (25%)

  • Adherence to the budget range specified in the TOR.

  • Ease of construction and alignment with the project timeline.

  • Low maintenance & cost-effective operation for Natadesa Apartment.

4. Open Voting (5%)

  • Public voting for the top 5 nominees from the first jury selection, open to all IAI National members.

Participants may submit more than one design, provided that each entry has a separate registration number. All submissions must adhere to the presentation panel format set by the organizing committee and be uploaded via: https://jimbaranhijau.com/iaicomp/

B. Required Submission Materials

Participants must submit the following:

  1. Design Concept
    • Concept Diagram & Narrative
    • Sustainability Strategies Diagram
    • Spatial Zoning & Circulation Analysis
  2. Architectural Drawings
    • Site Plan – Scale 1:500 or 1:1000
    • Floor Plans – Scale 1:200 or 1:100
    • Elevations – Scale 1:200 or 1:100
    • Sections – Scale 1:200 or 1:100
  3. Visual Renderings
    • Exterior Perspective (3D Render)
    • Interior Perspective (3D Render)
  4. Material and Architectural Details
    • Material Board & Detailed Drawings

C. Panel Submission Requirements

1. Number of Panels

  • Maximum of 4 A1 panels (841 x 594 mm) in landscape (horizontal) orientation.
  • Panels should be arranged in a logical sequence from concept to detailed design for clarity.

2. Panel Format

  • File format: PDF (max. 20 MB) and JPG/PNG (min. 300 dpi resolution).
  • Layout should be clean and visually structured for easy comprehension.
  • Participant’s registration number must be placed in the top-right corner of each panel.
  • Anonymous submission: No participant identity should be visible on the panels.

  1. Design Statement & Participant Identity Form (PDF, A4, max. 5 pages)
  2. Architectural Drawings: Floor plans, elevations, sections, and 3D renderings (PDF format)

E. Submission Procedure
